RARE concludes one of the largest South East deals in 2023

A Rare:Find - Fluor concludes one of the largest South-East acquisitions in 2023 at 200 Fowler Avenue, Farnborough Business Park

Acting on behalf of Fluor UK, Thames Valley commercial property specialists, Rare:Find a division of parent company, Rare, have successfully acquired the self-contained 41,500 sqft 200 Fowler Avenue on Farnborough Business Park to accommodate UK expansion of the business. Fluor already occupy two other nearby buildings on the park totalling over 100,000sqft. Terms were agreed direct with the landlord, Frasers Property UK.

This was one of the largest leasehold transactions in the South-East in 2023.

Commenting on the deal, Jonathan Mannings, Founder and MD of RARE who has acted for Fluor for many years since handling their relocation from Watchmoor Park to a new 210,000 sqft build-to-suit campus at Farnborough in 2008 said “following Fluor’s recent success in securing substantial new business, the Company needed additional accommodation quickly. We were able to source this off-market opportunity and agree terms direct with the landlord in a matter of weeks, once again highlighting the benefits we offer clients of being located on the ground, close to them and having an unrivalled understanding of the market. We pride ourselves in listening to what our clients need and then quickly identifying and securing the best option to suit their requirement.”

The building will benefit from extensive works already being undertaken by the landlord to significantly improve the EPC rating of the space with the addition of a new air-conditioning system and by locating PV cells on the roof aligning it closely with Fluor’s own ESG agenda.

The space has been secured on a new, highly flexible lease at a competitive rent reflecting Frasers continued success in out-performing the market in letting space in the South-East and is a testament to both the quality of space they offer and their high level of customer engagement.
